Buying Vacant Land: What to Check Before You Commit
Vacant land can look simple while hiding expensive constraints. Check what could stop the project or materially change its cost before commitment.
Before making an offer
Confirm the parcel, jurisdiction, intended use, preliminary hazards, and obvious access or utility concerns.
During due diligence
Request written zoning guidance, review title and survey access, check flood and critical areas, and obtain utility requirements.
Before removing contingencies
Turn open questions into written answers and cost and schedule estimates. A nearby road, pipe, or line does not prove access.
Before closing
Use the appropriate title company, surveyor, attorney, engineer, lender, insurer, and government records.
