Evidence confidence matters
“Official mapped” means the evidence was retrieved from a government or utility mapping service; it does not mean an agency issued written confirmation. “Screening” means useful preliminary evidence that still requires verification. “Unverified lead” includes listing or customer-provided information preserved to guide further research.
Zoning
Lotable does not guess a zoning district or reuse another jurisdiction’s definition merely because a code looks similar. A mapped zoning code must be checked against the correct jurisdiction, overlays, permitted-use table, dimensional standards, and current agency interpretation.
Utilities and access
Mapped utility proximity or a service-area boundary does not confirm service, capacity, an approved connection point, fees, extensions, easements, or construction requirements. Mapped road proximity does not establish legal ingress and egress, frontage, title rights, or driveway approval.
Professional verification
Before commitment, use qualified professionals and official agencies as appropriate. Conditions can change, records can conflict, and physical site conditions may differ from mapped data.
